Converting Traditional Parking to Smart Parking Systems: Is It Applicable in Vietnam?

05-01-2026

With the rapid development of urban economies and the renovation of old city areas, the problem of “insufficient parking space” has limited sustainable development in urban areas and cities. To reduce parking issues and improve the parking experience for residents, XIZI smart parking company has implemented solutions to convert traditional parking lots into smart parking systems. The first project in Hefei City transformed the Zhongjiang Road parking lot to comprehensively solve parking problems. Can Vietnam apply this renovation policy? Please follow this article to find out!

Project Background

The public (traditional) parking lot located in the middle of Zhongjiang Road was one of the first three-dimensional parking lots built in the old city of Hefei. Situated at the intersection of Zhongjiang Middle Road and Tongcheng Road, it is surrounded by rich medical resources, a book city, and many primary and secondary schools.

On weekdays, vehicles are mostly concentrated at the First Affiliated Hospital of Anhui University, Maternity & Child Hospital, City Dental Hospital for medical treatment, or shopping at commercial centers. Therefore, this public parking lot faces tremendous parking pressure and is almost always at full capacity.

The original mechanical three-dimensional parking lot had complicated parking operations and inconvenient entry/exit procedures, consuming significant user time. Users frequently encountered problems such as long parking times and crowded queues. Moreover, there were instances where users remained in their cars when entering the parking lot, posing potential safety risks.

The three-dimensional parking lot on Zhongjiang Yangtze River Road had been operating for 20 years, so it could no longer effectively handle the surrounding parking pressure, with some functions being limited and others requiring urgent upgrades.

Recognizing these conditions and challenges, XIZI implemented various methods such as upgrading hardware support facilities and integrating XIZI smart parking system models and technologies. The challenge: How to improve parking efficiency and resolve road traffic congestion?

XIZI‘s parking renovation project effectively revitalized idle space in the old town corner, improved public awareness, significantly enhanced the city’s “appearance” and living environment, rejuvenated the city with vitality, while helping the old city of Hefei maintain its original beauty.

Project Highlights

After the project was converted into an automated mechanical parking garage, more than 40 parking spaces were added to the original base, significantly improving space utilization and adding parking capacity. Working with the smart parking systems, it solved issues of time-consuming parking, traffic congestion, and unsafe tailgating in the original parking lot, effectively relieving parking pressure around the old city of Hefei.

XIZI’s smart parking system simplified the parking operation for vehicle owners. Drivers can leave after driving into the garage. Now, there’s no need to take a card when entering the location; the system automatically allocates storage space based on vehicle information and automatically operates, storing the vehicle after the driver stops, exits the garage, and monitors the closing of doors to ensure no one is around. When retrieving the vehicle, the driver only needs to pay at the terminal, and the parking system will automatically run to complete the vehicle departure. Additionally, the front of the vehicle is designed to be replaceable before leaving the lot, allowing owners to drive away quickly and conveniently.

The smart three-dimensional parking garage can protect vehicles from wind and rain while providing theft prevention. The parking facility is operated by a professional team and applies the latest guidance system. The equipment opens a remote monitoring interface for remote supervision and diagnostics, introduces smart parking, and uses license plate recognition for quick vehicle access, with convenient and faster online payment.

Type: Flat sliding smart parking system with integrated robots, comprising 8 systems

Capacity: Over 200 parking spaces

Equipment advantages: Smart AGV self-driving vehicles used for vehicle storage and retrieval, saving construction costs and land resources

Access advantages: License plate recognition via sensor cameras, smart access by entering license plate numbers, quick entry/exit process, low energy consumption, etc.

Is Parking lot renovation feasible in Vietnam’s major urban areas?

Converting traditional parking lots to smart parking systems in Vietnam’s major urban areas is an inevitable trend and entirely feasible in the current context. This stems from the urgent need as urban land becomes increasingly scarce, while the number of cars grows rapidly at 15-20% annually, making traditional parking lots insufficient.

Technologically, many proven solutions are now available at increasingly reasonable costs. These solutions can easily integrate into smart urban management systems – a direction being prioritized by the Government through various investment incentive policies.

However, this transformation process also faces numerous challenges. High initial investment costs and long payback periods require appropriate financial mechanisms. Technically, complex geological conditions and intertwined underground technical infrastructure systems in major urban areas are obstacles to overcome. Moreover, operating smart parking lots requires professionally trained personnel and high maintenance costs.

For effective implementation, urban areas should follow a clear roadmap, starting with central areas and piloting small models before scaling up. Funding can be diversified through private investment, public-private partnerships (PPP), or preferential loans from financial institutions. Technology selection should consider cost factors, reliability, and the ability to upgrade and expand in the future.

Most importantly, building a professional management system with standard operating procedures, well-trained personnel, and regular maintenance and upgrade plans is essential. With a comprehensive and thorough approach, the transition to smart parking systems will certainly bring positive effects, contributing to the modernization of urban infrastructure in Vietnam.
