As urbanization continues to accelerate in Hanoi, the demand for smart parking in Hanoi is becoming increasingly important. With limited urban land and a growing number of vehicles, modern residential developments require parking solutions that can optimize available space while ensuring safety, convenience, and efficient operation. The implementation of a smart parking system in Tay Mo, Hanoi is not only an effective solution for optimizing valuable urban space but also represents an important step toward modernizing parking infrastructure in the western area of the capital.

The developer’s requirements
As a premium residential development, Lumiere Evergreen required a high level of control over construction quality, documentation, coordination, and project schedule.
In addition to meeting the overall project timeline, the contractor was required to comply with strict project procedures and documentation requirements.
Key requirements included:
- All technical drawings had to be submitted in CAD/PDF formats, with revisions maintaining consistent project title blocks.
- Material submittals had to follow the required dimensions and include appropriate product brands, approval labels, and usage specifications.
- Daily reports, weekly schedules, and weekly coordination meetings were required to ensure effective communication and close control of project progress.
- Close coordination with the Developer and other contractors was required throughout the installation process.
These requirements demanded not only suitable equipment but also strong project management and on-site engineering capabilities.

Challenges during the smart parking installation in Tay Mo
The implementation of a smart parking system in Hanoi within a large-scale residential development presented several challenges. Viet Chao’s engineering team worked closely with the Developer, XIZI, and other contractors to resolve issues and maintain project progress.
1. Site Handover and Coordination
Challenge
Multiple contractors were working simultaneously within the project area. This created challenges in coordinating equipment transportation, site access, construction activities, and occupational safety.
Solution
Viet Chao submitted an official letter to the Developer requesting coordination among relevant contractors. A clear transportation and coordination procedure was established to facilitate the movement of containers and equipment to the designated staging area near Gate No. 07 before transferring the equipment into the basement.
This approach helped ensure that equipment transportation could be carried out safely without disrupting other construction activities.
2. Equipment Paint Color Issue
Challenge
During the production process, XIZI informed Viet Chao that the paint color of the structural frames differed slightly from the color previously submitted and approved. The actual color was somewhat lighter than the approved specification.
Solution
- After receiving the information, Viet Chao immediately notified XIZI and requested that the equipment comply with the agreed color specification.
- Viet Chao closely followed up with the manufacturer to accelerate the resolution. Within three days, XIZI provided updated images confirming the correct paint color and proceeded with painting the project’s structural frames according to the approved specification.
- Rather than repainting the existing frames, the manufacturer applied the new paint consistently to the required components. Although this adjustment could have affected the delivery schedule by approximately 5–7 days, Viet Chao increased the number of technical personnel on site to compensate for the delay and maintain the Developer’s required completion schedule.

3. Adjustment to Equipment Delivery Schedule
Challenge
Weather conditions also affected the transportation schedule. One of the equipment shipments was originally scheduled to arrive at the construction site on March 10. However, dense fog and unfavorable marine conditions slowed the vessel during transportation.
Solution
The delivery schedule was adjusted by approximately 3–6 days. Viet Chao promptly informed the Developer and coordinated with the project team to update the installation plan. The revised schedule was accepted by the Developer, allowing the installation process to continue in a controlled manner.
Advantages During the Installation Process
Favorable Site Conditions
One of the advantages of the project was the Developer’s support in providing the necessary infrastructure for construction.
The project provided a three-phase power supply and other equipment required for installation activities. This allowed Viet Chao’s engineering team to focus on coordination, installation, quality control, and schedule management.
The close cooperation between the Developer, Viet Chao, XIZI, and other contractors contributed to the smooth implementation of the automated parking system.
Equipment Delivery and On-Site Installation
During equipment delivery, Viet Chao’s technical team paid particular attention to protecting the completed floor surfaces.

Rubber protective sheets were used when unloading and moving equipment to prevent damage to finished flooring during the installation process.
This attention to detail was particularly important in a premium residential project where construction quality and protection of finished areas were key considerations.
Mechanical inspection
Mechanical inspection and quality control were carried out throughout the installation process to ensure that the automated parking equipment was properly assembled and prepared for commissioning.
